DIRT, IRON, AND MAGNETITE: WHAT’S CIRCULATING INSIDE YOUR HEATING SYSTEM

Most homeowners never think about what is actually moving through their heating system. In hydronic systems, water is constantly circulating through pipes, pumps, heat exchangers, and emitters. Over time, that water can carry contaminants that affect performance, efficiency, and equipment life.
Two of the most common issues we see are dirt and magnetite. Dirt can enter the system during installation, repairs, or from corrosion inside older piping. Magnetite is a form of iron oxide that develops as metal components within the system break down over time. It often appears as a dark, sludge-like material in the water.
While these contaminants may seem minor, they can have a significant impact on system operation. Magnetite, in particular, is highly problematic in modern systems that use ECM (electronically commutated motor) circulators. These pumps rely on precise internal components and tight tolerances. When magnetite builds up, it can interfere with pump operation, reduce efficiency, and eventually lead to failure.
Contaminants also affect heat transfer. As dirt and sludge accumulate inside heat exchangers and piping, they act as a barrier between the water and the surfaces that transfer heat. This forces the system to work harder, increasing fuel usage while reducing overall performance.
Another issue is system restriction. As debris builds up, it can reduce flow through the system. In hydronic heating, proper flow is critical. Reduced flow can lead to uneven heating, increased cycling, and unnecessary strain on equipment.
This is why we install dirt and magnetic separation devices—commonly referred to as “dirt mags.” These components are designed to capture both non-magnetic debris and magnetic particles like magnetite before they circulate through sensitive parts of the system.
A properly installed dirt separator removes heavier debris from the system, while a magnetic separator attracts and holds magnetite. Together, they help maintain clean system water, protect components, and improve long-term reliability.
In many cases, adding a dirt mag to an existing system can significantly improve performance and extend equipment life, especially in systems that have never been cleaned or treated.
Like many aspects of mechanical systems, this is something homeowners rarely see—but it plays a critical role behind the scenes.
